The order of works

When it comes to building a new property, there are many different components that need to be considered, and it can be difficult to know where to start. It's a bit like the classic question, "What came first, the chicken or the egg?" However, there is a general order in which new builds should operate to ensure a successful outcome. Here are the steps:

  1. Planning and design: The first step in building a new property is to plan and design the structure. This includes working with an architect or engineer to create plans and blueprints that take into account factors such as zoning laws, building codes, and the needs of the property owner.

  2. Site preparation: Once the plans have been finalized, the next step is to prepare the site for construction. This may include clearing the land, grading the soil, and laying a foundation.

  3. Framing: With the site prepared, the next step is to frame the property. This involves constructing the basic structure of the property, including walls, floors, and the roof.

  4. Plumbing and electrical: Once the framing is complete, the plumbing and electrical systems can be installed. This includes laying pipes and wires, installing fixtures, and connecting the property to utilities such as water and electricity.

  5. Insulation and drywall: With the plumbing and electrical systems in place, the next step is to install insulation and drywall. This helps to regulate temperature and improve energy efficiency.

  6. Interior finishing: Once the insulation and drywall have been installed, the interior finishing can begin. This includes installing flooring, cabinetry, and fixtures such as sinks and toilets.

  7. Exterior finishing: Finally, the exterior of the property can be finished. This includes installing siding, roofing, and landscaping the property.

While there may be some variations in the order of these steps depending on the specific project, this general order is a good guideline to follow for a successful new build.
